A shuttered gas station and automotive repair shop in Brick would be converted to office space and storage for commercial vehicles under a plan submitted to the township\u2019s Zoning Board of Adjustment.<\/p>\n

The gas station property, located at 431 Mantoloking Road, has been vacant for several years.<\/p>\n

Carmine Teta, the developer, has applied for a slew of variances required before the project can get underway, including a use variance since a portion of the property is located in a residential zone. The application also calls for a variance to allow the parking of commercial vehicles on the lot, which is normally prohibited in the township\u2019s zoning ordinance.<\/p>\n

The entire development would take up\u00a08,080 square feet, while the existing business encompassed\u00a08,513 square feet, according to the developer\u2019s application. The square footage also requires a variance, as 9,000 square feet would normally be required for such a project.<\/p>\n

The zoning board will hear the application at its Oct. 18 meeting, which begins at 7 p.m. at the township municipal complex.<\/p>\n
