The Brick Township zoning board will consider an application this week by the owners of a historic marina property to build a four-story dock-and-dine restaurant, bar and banquet facility on Barnegat Bay.<\/p>\n

The 48,660 square-foot facility would be constructed at Barnegat Bay Marina, located across the street from Traders Cove Marina and park on Mantoloking Road. According to planning documents filed with the township, the establishment \u2013 whose owners have already purchased a liquor license in town \u2013 will consist of a two-story, three-level marina office that includes an elevated deck attached to the first floor, a new pool, fencing and a covered patio to be used in conjunction with the other amenities on site. The main feature, however, will be a 48,660 square-foot, four-story restaurant and banquet facility with outdoor deck areas. The entire site would be built on a footprint of 11,894 square feet.<\/p>\n

The building would be one of the tallest in Brick Township, standing at 78-feet. Because the maximum height normally permitted in Brick is 45-feet, a variance must be obtained by the Board of Adjustment, commonly known as the zoning board. The property is located within the B-2 General Business Zone and does not border any residential properties, however such a facility is a conditional use in the zone and may require a use variance. It is likely that the necessity of a use variance will be decided at the May 1 zoning board meeting, where the application will be heard.<\/p>\n

The property owner is also requesting minor variances for the building\u2019s front yard setback, curbing and parking space width.<\/p>\n

The property, at 29 Mantoloking Road, was long known as Winter\u2019s Yacht Basin before it was purchased by Hinckley Marine, after which it sustained devastating damage in Superstorm Sandy. Its current owners have invested millions in the site, rebuilding docks, installing new fuel tanks and upgrading the property. The plan for a restaurant and banquet facility has been in the works for some time.<\/p>\n

It is unknown if there will be any formal objectors to the project. Brick attorney John Jackson is representing Vilamoura, LLC, the legal name of the property owner, before the board. A complete description of the project is expected to be discussed at the hearing.<\/p>\n

The meeting will be held Wednesday night at 7 p.m. at the township municipal complex on Chambers Bridge Road.<\/p>\n
