(Credit: Brick Township)

A residential development first proposed in 1988 would be expanded by three houses on a parcel of land that did not conform to zoning ordinances at the time.

The new proposal from Pinnacle Commercial Development, Inc., of Point Pleasant, calls for a single lot to be subdivided into three properties at 600 Herbertsville Road – the entrance to the Yellowbrick Road community, roughly across from the Herbertsville Fire Company headquarters. The existing development, approved in 1988 and constructed in the 1990s, contains 31 residential lots. The property proposed for the latest development was an oversized parcel created at the time of construction from parent lots. There is one existing dwelling on the property which appeared to be in the process of demolition recently.

Pinnacle is seeking approval from the planning board to subdivide the oversized parcel in three lots to support single-family home development. Though the property carries an address indicating its location on Herbertsville Road, the three homes would front Yellowbrick Road, a residential street. Two of the lots, however, would be undersized in area and all three would be undersized in width, as called-for in the township’s zoning ordinance.

<img loading="lazy" decoding="async" aria-describedby="caption-attachment-20193" class="size-full wp-image-20193" src="https://www.shorebeat.com/brick/wp-content/uploads/2022/06/Screen-Shot-2022-06-17-at-3.44.49-AM.png" alt="Proposed development at 600 Herbertsville Road.
