(Credit: Google Earth)<\/p><\/div>\n<p>Brick Township will demolish five structures on a parcel of land that has been acquired by the municipal government for open space preservation.<\/p>\n<p>The township council has voted to seek bids for the demolition of the existing buildings at 2416 Hooper Avenue, which was acquired late last year and finalized in a real estate closing earlier this month. The 4.25 acre property is improved with one aging residential home and four accessory structures, all of which will be demolished. Demolition is required in order for the township to receive state funding toward the purchase price.<\/p>\n<p>\u201cIn order for the township to seek reimbursement for the grant funding, all structures must be removed from the property,\u201d said Councilwoman Heather de Jong.<\/p>\n<p>The land is located roughly behind Drum Point Elementary School and its neighboring sports complex. To the east, the same property backs up to what is commonly known as the \u201cAirport Tract,\u201d a massive 285-acre area of preserved land that was once home to a small airport.<\/p>\n<p>The township purchased the property, which had been approved for the construction of new residential development, for $930,000. Real estate records show the property had been listed for sale at $1 million prior to the township\u2019s offer. Green Acres is expected to reimburse the township 75 percent of the purchase price.<\/p>\n<p>While still in the hands of the previous owner, a company known as Hooper Avenue Development LLC successfully obtained a development permit from the state Department of Environmental Protection that authorized the construction of six single-family homes, reconstructed access drives from public streets, three bioretention basins and an underground network of pipes and utilities. The state permit was required since the property is located within a tidal flood hazard area. While the state permit was approved in 2022, the project never appeared for site plan approval before planning or zoning boards in Brick.
