(Photos: Shorebeat Aerial/ Burger King/ Taco Bell/ Bojangles)

Brick Township’s zoning board has approved a proposal by developer Jack Morris to modify the site plan of a shopping center that already houses a Wawa to host three fast food restaurants.

The three restaurants – Taco Bell, Burger King and Bojangles – will be built where a bank and a Popeyes restaurant were previously planned and approved. They will be located next to the Wawa store at the intersection of Route 88 and Jack Martin Boulevard, in front of the Laurelton Mobile Home Park. Each of the fast food restaurants will have their own buildings and their own separate drive-through lanes. Aside from changing the site plan of the property, the drive-through lanes were the primary driver that brought the application before the zoning board since variances for sign boards were required. All three of the businesses are allowed in the B-3 zone, in which the property is located.

The developer proposed a 2,443 square foot pad for Taco Bell; a 2,470 square foot pad for Bojangles; and a 2,822 square foot pad for Burger King. The row of restaurants will include 63 parking spaces and four electric vehicle charging stations. The westernmost building will house the Burger King, with the Bojangles in the middle and the Taco Bell on the eastern portion of the site, as viewed from Route 88. The approval brings the commercial properties slightly closer to Askin Lane, which is contained within the neighboring trailer community.

The board approved variances allowing 10 wall signs on the Taco Bell building, five on the Bojangles building and five on the Burger King building. There will also be two low-height “monument” signs to direct traffic into the corridor. There are also several menu boards, pre-menu boards and “clearance boards” for each of the restaurants. The proposed layout of the parcel is embedded in this article.

<img loading="lazy" decoding="async" aria-describedby="caption-attachment-20881" class="size-large wp-image-20881" src="https://www.shorebeat.com/brick/wp-content/uploads/2022/10/DJI_0062-1024x576.jpg" alt="The proposed location of a Popeyes restaurant in Brick Township, N.J., Oct. 2022.
