It was first approved in 2022 after several other proposals for the site \u2013 including a VA Outpatient clinic that eventually was moved to Toms River, and a mixed-use hotel and apartment project \u2013 failed gain traction. Late last year, the state Department of Health granted its approval to the project, which will enable the facility to qualify for state-funded subsidies.<\/p>\n<p>Last week, the planning board approved a plan that would permit construction crews to locate temporary construction trailers in an area not initially approved as an \u201carea of disturbance\u201d when the project was first given the go-ahead by the board. Workers will place two 12-foot by 60-foot long trailers for general contractor supervision staff. The trailers will also be used for office space and meeting spaces for ownership and trade partner meetings. Also by the second year of operation, the total revenue generated by the facility is expected to be $8,559,398 and the expenses would be $5,287,348, meaning the Bright View would show a profit of $3,272,050 by the second year of operation. The finance estimates were part of a process that will enable the facility to house patients whose care is provided by Medicaid. Brightview expects to achieve the 10 percent Medicaid-eligible threshold within three years of licensing and maintain that level of utilization in perpetuity.<\/p>\n<p>The state document referenced 100 qualifying beds for the eligibility of the building that will be considered \u201cassisted living.\u201d The planning board approved a total of 166 dwelling units that will house about 200 residents. It will be divided between independent living units on the third floor of the \u201cH\u201d shaped building, and a mix of assisted living units and memory care units in other portions of the property. The independent living units will be one-bedroom apartments of 700 square feet or two bedroom apartments of 900 to 950 square feet. The assisted living (located in the \u201cC\u201d shaped building) and memory care units would measure about 375 square feet in area.<\/p>\n<p>The property will include courtyards with landscaping, outdoor roof decks, a \u201cmodern farmhouse\u201d design and balconies attached to 70 percent of the units. There will also be a covered entryway with a pickup and dropoff area. A dedicated entry will be reserved for deliveries.
