(Pier 281 Marina\/ Facebook)<\/p><\/div>\n<p>A Brick Township marina will go before the planning board later this month to propose upgrades and new facilities on its more-than-3 acre property, including rack storage for boats.<\/p>\n<p>The property at 281 Princeton Avenue, known as Pier 281 Marina, will be the subject of a hearing before the board Aug. 13. The applicant on the property\u2019s behalf, Dolan Contractors Inc., is proposing to pave a portion of the existing gravel lot at the site, construct a new garage building and boat rack, and construct related improvements such as new striping for the parking lot, an above-ground fuel tank, landscaping, and a new lighting design.<\/p>\n<p>Pier 281, in recent years, has grown into one of Brick\u2019s most well-known marinas. (Pier 281 Marina\/ Facebook)<\/p><\/div>\n<p>The application must be heard by the planning board due to several variances the project requires \u2013 a relatively common issue for marinas since their properties are spread between various historical zones and often found in oddly-shaped locations along the shoreline. For the Pier 281 property, the applicant is requesting 30-foot high boat storage racks, where the township\u2019s ordinance only allows for 24-foot racks. There are also variances required for side setbacks (4-feet requested where 10-feet are normally required) and a 26-foot tall garage where 24-foot tall garages are normally required.<\/p>\n<p>There are a number of minor variances requested, mainly for existing setbacks and additional regulations where there is more than one building on a property.
