(Credit: Google Earth)<\/p><\/div>\n<p>The Chick-Fil-A restaurant off Route 70, located within an outparcel at the Lowe\u2019s Home Improvement shopping center, has long been notorious for its long lines of cars encircling the building, spilling out into the parking lot and sometimes preventing access to handicap parking spaces. Its owner has now proposed a fix.<\/p>\n<p>The township\u2019s planning board will hear an application next month by Chick-fil-A, Inc., which received approval in 2011 to build a restaurant on the site at 522 Route 70, to expand and realign its footprint within the .79-acre portion of the property which houses its pad site. According to a filing published on Monday, the project will focus on expanding the drive-through portion of the site, which is responsible for most of its traffic, and realign the flow of traffic to improve safety.<\/p>\n<p>The proposal calls for the expansion of the existing restaurant drive-thru, the associated drive-thru lanes, the construction of new lanes, and the installation and expansion of covered canopies in the drive-thru areas. The plan would also create new access and door entry points between the existing store and drive thru areas, for staff so they can access the outdoor drive-through portion of the building. The application also calls for the modification of parking areas, a new on-site circulation plan and associated improvements in these areas, including relocation of fencing, a flagpole and other on-site accessories.<\/p>\n<p>The entire property is subject to the planning board\u2019s 2011 approval, meaning any modifications require a hearing before the board. While the drive-through aisles will expanded, the number of parking spaces dedicated specifically to the restaurant will be reduced from 40 to 31. The township\u2019s underlying zoning ordinance requires 43 parking spaces for a restaurant of its size. Variances are also required to increase the impervious coverage of the site from 90 percent to 92.8 percent, and reducing the landscaped area from 10 percent to 7 percent.
