A developer is 54 units of age-restricted housing along a major thoroughfare in Brick Township, with a hearing before the zoning board planned for the near future.<\/p>\n

The developer, 1855-1867 Route 88 Associates LLC<\/span>, will seek a use variance and height variance for the complex, which is proposed to be constructed at 1867 Route 88, located about halfway between Princeton Avenue and Barb Lane, next door to a long-abandoned gas station. The property is currently undeveloped and backs up to single-family residential homes. State business records showed the LLC was registered by R.W. Worthington in 2004 and has been managed from a law office in Edgewater, N.J. ever since.<\/p>\n

According to a filing notice with the board, the developer will seek approval of an age-restricted residential building consisting of 54 units, together with lot consolidation. Such a property is not allowed in the B-2 business zone, in which the property is located, necessitating the use, or “D” variance, which requires a supermajority of board members voting in favor of approval. The building also requires a height variance since it will stand 41.1-feet tall (with a stair bulkhead) while the maximum height in the zone is limited to 35-feet. Two story buildings are permitted in the zone, but the proposed building would be constructed with three stories.<\/p>\n

The full details of the proposal, such as the site plan and renderings, have not yet been published by the township. The hearing, however, has been scheduled for the board’s March 18, 2026 meeting which will be held at 7 p.m. in the township municipal complex.<\/p>\n
