More redevelopment is coming to an area once known for a now-shuttered nightclub due to be demolished.<\/p>\n

The Seaside Heights planning board on Monday voted unanimously to allow the owner of the property at 117 Webster Avenue \u2013 located directly behind the former Karma nightclub \u2013 to be subdivided into three lots for single-family residential homes.<\/p>\n

The property \u2013 currently vacant and covered in grass and construction sand \u2013 will be divided into three 20-by-100 foot lots, the standard for residential structures in the zone. The proposal for the three homes comes on the heels of a major proposal for the nightclub property itself<\/a>, which is poised to become the location of one of the borough’s most ambitious mixed-use redevelopment projects.<\/p>\n

The homes will conform to all of the borough’s zoning standards, the project’s planner \u2013 and likely future architect \u2013 said.<\/p>\n

“We\u2019re proposing three equally-sized lots,” said Dan Wheaton, of Ten10 Architecture, of Manahawkin. “No buildings are proposed at this time, so any building that is proposed has to meet the site requirements. We\u2019re not asking for any variances.”<\/p>\n

The three homes will each feature two off-street parking spaces, however the driveways will remove two on-street metered spaces from Webster Avenue, requiring the developer to contribute to a parking fund. Curbs and sidewalks will also be required along with the homes, however they will be installed after the homes are constructed in order to properly align the driveways with the curb-cuts.<\/p>\n
