(Credit: Google Maps)<\/p><\/div>\n<p>The board, in an informal workshop portion of the meeting, heard testimony on a proposal to subdivide the property at 211 Sampson Avenue into three lots. The current property consists of one, 100-by-100 foot lot, which would be subdivided into a single 60-by-100 foot lot and two 20-by-100 foot lots.<\/p>\n<p>The borough code&#8217;s standard lot size for residential lots is 20-by-100, meaning all three lots would comply with the zoning ordinance.<\/p>\n<p>&#8220;One lot will retain a residential building, and we\u2019re proposing two new single-family homes,&#8221; said attorney Dante Alfieri, representing the property owner. &#8220;There is a garage that will be taken down, there is a pool that is close to the subdivision line so we\u2019re going to take a look at that, and there is a garage for the existing single-family home that is going to remain.&#8221;<\/p>\n<p>The pool will likely be removed, Alfieri said.<\/p>\n<p>A large portion of the property is currently covered by an asphalt driveway, which would be removed, and the parking capacity of the driveway would be replaced by off-street parking in a covered garage since the new construction would be elevated, with ground-level garage space.<\/p>\n<p>Since there are current structures on the property, the board requested a detailed map of what will remain and what will be demolished during the would-be construction process.
