The Seaside Heights planning board this week placed its stamp of approval on two projects Shorebeat previously covered in detail when they were proposed before the board at its recent workshop meeting. The borough will now have a temporary boardwalk attraction at a pier that is going to be developed with a new restaurant this fall, as well as a highly-praised townhome community reminiscent of the grand Victorian-style resorts of yesteryear.<\/p>\n

Boardwalk Activities in Time for the Fourth<\/strong><\/p>\n

For the final year, the owner and future developer of the pier near Dupont Avenue at the southern portion of the Seaside Heights boardwalk will temporarily lease his swath of empty space to small businesses looking to run single-season attractions. All three proposed attractions were approved by the borough’s planning board Monday night.<\/p>\n

The pier will eventually be developed with a family-friendly restaurant<\/a> that will seat 164 patrons \u2013 87 seats on the first level and 77 on the second level \u2013 and also feature a rooftop observation platform. It will not have a liquor license. The restaurant was approved in 2021, but its developers have requested several extensions of time, the last of which runs out in April 2026. Joseph D. Coronato, the owners\u2019 attorney, said work is expected to begin almost immediately after Labor Day this year, and the final permits are now in-hand.<\/p>\n

In the mean time, the planning board this week gave its seal of approval to three attractions, including one returning vendor. For the rest of the summer season, a roasted corn stand will return to the pier, alongside a face-painting booth and a traditional boardwalk staple: a dart-throwing game where visitors pop balloons for a prize.<\/p>\n

In the past, the pier has seen similar temporary attractions, including a bungee jump ride and mini-cars in the shape of animals geared toward small children. As in the past, the borough has required that the booths and attractions be secured at night, and that several basic safety conditions are met to ensure no unforeseen incidents occur.<\/p>\n

The board drew up its resolution on the attractions so it could be adopted directly at the meeting following approval so the businesses will not have to miss out on the July 4 holiday while paperwork is prepared.<\/p>\n

‘Coastal Victorian’ Townhomes Approved<\/strong><\/p>\n

The would-be developer of one of the most highly-praised designs<\/a> to come across the board’s agenda in recent memory had their project formally approved this week.<\/p>\n

Touted as a “coastal Victorian” style community designed by noted local architect Jason Hanrahan, the complex will be located along the full length of Ocean Terrace between Hamilton and Franklin avenues, adjacent to the grand hotel and ballroom<\/a> that has also been approved for construction.<\/p>\n

The 16-unit townhome development, notionally known as “Seaside Manor,” will replace what is now used as a dirt and gravel parking lot, approximately across Ocean Terrace from Lucky Leo’s arcade. All of the units will have three bedrooms and measure between 2,000 to 2,300 square feet in area. The units will run east-to-west, meaning on the second residential floor, each will have views of both the Atlantic Ocean as well as Barnegat Bay.<\/p>\n

\u201cDesign-wise, it allows us to have both sunrise and sunset views, which creates a lot of interest in the units themselves,\u201d said Hanrahan. \u201cThey all have a master suite with a sitting area and a great room. All of the units have private access to a rooftop terrace.\u201d<\/p>\n

Some units will also have an internal rooftop area with eastern-facing balconies. A central elevator would bring residents to a corridor on the first residential floor where each could be accessed, with the second floor hosting the full east-to-west run. The board approved variances for density, and a height of 49-feet where 41-feet is normally required. The height variance, despite prompting questions from board members, was largely seen as a technicality, since it was only required because the rooftop could be enclosed rather than permanently open-air to accommodate the elevator mechanism.<\/p>\n

\u201cThere will be a minimal visual impact on the boardwalk, but from Ocean Terrace, it would be difficult to see that high,\u201d Hanrahan said, explaining that the roof design is one of the central features that brings together the overall appearance of the structure.<\/p>\n

There was no question the board looked favorably upon the project, with members at the workshop meeting praising the stunning architecture of the structure, reminiscent of the grand hotels that once dotted the Jersey Shore in Cape May, Spring Lake and similar classic-style communities. The architecture of the project is unique for Seaside Heights, blending the signature “Coastal Victorian” styling with modern approaches for the use of space.<\/p>\n

The complex will include 29 internal parking spaces, but will also require one on-street space on Franklin Avenue to be sacrificed for a driveway. No parking would be given up on Hamilton Avenue or Ocean Terrace, however.<\/p>\n
