(Courtesy: Mike Loundy)<\/p><\/div>\n<p>Construction of \u201cThe Views at Seaside,\u201d one of the most significant investments by a major development firm in Seaside Heights history, was poised to begin after overcoming some initial site issues at the property where it is slated to be constructed.<\/p>\n<p>The prominent developer K. Hovnanian is investing $16.4 million into the project, which will replace the former Offshore Motel, at the Boulevard between Dupont and Lincoln avenues, with a 24-unit townhome community. The borough council on Wednesday voted unanimously to amend the project schedule for the Hovnanian development, which will now see the first building constructed before the end of 2026. Borough approval is required for facets of the project such as timelines since the property is a legally-designated redevelopment area.<\/p>\n<p>\u201cThey\u2019ve had a little bit of a struggle the last year getting the project moving because there was asbestos\u201d at the site, which includes several properties surrounding the former motel said Borough Administrator Christopher Vaz. \u201cThey\u2019re the contract-purchaser, and they stepped up to get the work done.\u201d<\/p>\n<p>The parcel was primarily the home of the Offshore Motel, a troubled property that was <a href=\"https:\/\/shorebeat.com\/lavallette-seaside\/2024\/03\/milestone-20th-motel-demolished-in-seaside-heights-hovnanian-project-to-get-underway\/\">demolished<\/a> after surrendering its license to operate after the land was declared an area in need of redevelopment. The townhome community will be constructed on a total of four legal lots, one of which was the motel. Each unit will have its own deeded block and lot, with one additional lot saved for access driveways and decorative landscaping as well as three guest spaces, Turner said. The developer will create two new driveways along the Boulevard to allow entrance and egress from the property, with the driveways 24-feet wide and made of porous paving.<\/p>\n<p>Aesthetically, Hovnanian will be adding flora to the site and rebuilding curbs and drive aisles that are reflective of the borough\u2019s redevelopment plans as well as the county\u2019s design of the Boulevard business district\u2019s sidewalks. There will be concrete curb and sidewalks installed along the side streets and granite-block curbing along the Boulevard, Turner said.
