A developer is seeking to subdivide an oceanfront parcel in Lavallette, an action that will require variance relief since the resulting two lots would each be undersized by 500 square feet.<\/p>\n

MGC Development is seeking approval from the borough’s planning board to subdivide the property at 2406 and 2406A Oceanfront, located at the oceanfront on the north side of Dover Avenue, to turn the single lot into two properties. The intention, a public notice said, is to build two homes \u2013 one on each of the two new lots.<\/p>\n

The 9,000 square foot property has 90 feet of frontage along the boardwalk and 100 feet along Dover Avenue. It abuts another property to the north. The proposed subdivision would result in two lots, each measuring 4,500 square feet, with 45 feet of frontage on the oceanfront. Lots in the underlying zone, Residential Zone A, are required to contain 5,000 square feet of area with a minimum width of 50-feet. Variances are required for both lots being less than the minimum required area and width.<\/p>\n

The property is current developed with one duplex-style home, which would be demolished in favor of two new single-family homes which would be “in compliance with all other bulk standards,” the notice said.<\/p>\n

The board will hear the case at its meeting Wednesday, Aug. 27 at 5 p.m. in the council chambers at borough hall.<\/p>\n
