(Credit: Google Maps)<\/p><\/div>\n<p>The owner of a vacant parcel of land along Route 35 North in Ortley Beach has proposed developing the property with a mixed-use complex consisting of a 3.5-story building.<\/p>\n<p>An application before the Toms River Township planning board by the owners of the parcel at 26 Seventh Avenue \u2013 located at the northeast corner of Route 35 North and Seventh Avenue \u2013 seeks approval to allow for the construction of a 3.5 story mixed use building with commercial space on the ground floor and two residential dwellings on the upper floors. The lot, across the street from a commercial building that houses Fumosa Brothers Bakery and several other businesses, is currently vacant land. The property is owned by the principals of Dakan Homes, a construction company based in Seaside Heights.<\/p>\n<p>Several variances are required before the project can commence, including a side yard setback for ground mechanicals of 6.1-feet where 10-feet is required; a solid waste storage setback of 6.1-feet where 10-feet is required; permission to include five parking spaces where 10 are required; permission to allow parking back into the property&#8217;s right-of-way; and a setback for stairs of just a few inches.
