One of the Seaside Heights boardwalk’s most recognizable bars \u2013 known for its humorous signage and which, in recent years, looked to transition itself from its dive bar roots to a modern “tap house” \u2013 is up for the sale by the estate of its owner.<\/p>\n

The property at 919 Boardwalk, home of EJ’s Tap House, appeared on a commercial real estate website this week being offered for $2,499,900. EJ’s has long been known for its long bar, running from the door on the boardwalk to the rear of the property. It was popular within the motorcycle community, and one of the few remaining watering holes lingering from a past era before higher-end establishments became the norm. It was most noted by passersby for its humorous signs on a letterboard, including “We Love Bennies” and the occasional self-deprecating line about its casual atmosphere. In recent years, however, the bar received a significant upgrade to its interior and rebranded itself as EJ’s Tap House, offering a much wider variety of craft beers.<\/p>\n

EJ’s location is also notable since it is located at the corner of the boardwalk and Sheridan Avenue. In 2020, the borough council passed an updated zoning ordinance<\/a> that limits boardwalk restaurants and bars north of Sheridan Avenue to 5,000 square feet or less with numerous additional regulations. EJ’s measures 6,000 feet in area. The liquor license is included in the sale price, however a new owner could choose to develop the property for another purpose and privately sell the license. The location is particularly desirable since it is located directly across the boardwalk from Casino Pier, in the shadow of its signature “Hydrus” ride.<\/p>\n

The sale is listed as an “estate sale” by broker Mike Loundy<\/a> of Seaside Realty. Its listing notes the parcel’s “unlimited potential” given its location, but also touts indoor and outdoor seating for the bar and restaurant use, an open layout, and a sizable basement that could potentially be used for office space, a kitchen or an expansion of some kind.<\/p>\n

The .13-acre property also includes three parking spaces with its 40-feet of frontage on the boardwalk. Its property tax bill last year was $28,544, according to county records.<\/p>\n
