(Photo: Daniel Nee)<\/p><\/div>\n<p>The owner of the Seaside Heights property that formerly houses the famed Bamboo nightclub formally proposed Friday plans for a six-story mixed use complex to be built there.<\/p>\n<p>Bamboo Holdings, the property owner, published a planning board notice on Friday announcing the complex would be formally proposed at a hearing scheduled for May 26 at 6 p.m. The notice formalizes what had been discussed at a previous work session meeting of the board. The plan calls a six level multi-use complex with parking and retail on the street level along with five floors above the ground level to include 48 residential condominium units along with a pool deck and amenities.<\/p>\n<p>The developer is seeking board approval of its site plan so construction permits can finally be issued. The application seeks a variance from the height allowed in the redevelopment \u2013 73 feet, compared to the 67 feet that was spelled out in the borough\u2019s specifications. (Planning Document)<\/p><\/div>\n<p>Many aspects of the plan \u2013 which will be discussed in much greater detail at the meeting \u2013 were pitched to the board at a work session meeting in April.<\/p>\n<p>\u201cIt\u2019s a coastal modern aesthetic,\u201d said architect Jason Hanrahan. \u201cIt\u2019s a mix of stucco, wood cladding and fiber-cement panels. It\u2019s gives it a modern look. The overall intent of the project is a mixed-use residential building that activates the streetscape and allows for pedestrian access, bicycle storage and an active lifestyle at the beach.\u201d<\/p>\n<p>The building would also include 72 parking spaces built into the structure below the dwelling units, with the portion facing the Boulevard district being glazed to blend in with the modern streetscape design that is called-for in the redevelopment plan. The parking would be for residents and guests only, and would be accessed from an 18-foot-wide driveway on Franklin Avenue. The building would include 40 two-bedroom units, six two-bedroom units with a loft, and two three-bedroom penthouse units. The configuration of the units was modified to allow for a more cohesive layout of the penthouses, Hanrahan said. Restaurant uses were almost completely ruled out since the building could not be easily retrofitted with a venting system without having the exhaust blown out to the street or to the top of the building where it would likely bother residents. There were also questions about trash and recycling pickup, since the initial plan called for rows of city-collected cans being placed on the street for pickup rather than the use of a private hauler.
