Located on Route 35 north between 8th and Fielder avenues, the eight-unit complex features a parking deck underneath the raised building, and outdoor showers to finish up a day at the beach, which is only steps. Inside, each unit is 1,500 square feet with three bedrooms and two and-a-half bathrooms, complete with gas fireplace, tankless water heaters and even the option of a living room wine bar.<\/p>\n

The complex was developed by R. Stone and Company, a family-owned and operated company since 1976 based in Toms River. It replaced an apartment building, said Kathleen Stone, one of the developers.<\/p>\n

“Our partner owned the land, and by the time we got involved, he had demolished it,” she said, opening to opportunity to construct a new concept from the ground up.<\/p>\n

The townhouses are a contrast between the two extremes most often associated with Shore towns \u2013 tiny bungalows and gigantic single-family residences. Each two-floor unit offers Kohler fixtures and faucets, wood cabinetry, granite tops and stainless appliances. The <\/p>\n

“This is the only new-construction town home in Ortley Beach, on the ocean block, that is available,” said Mary Delia, realtor for the remaining four units that are available.<\/p>\n

Delia said the building represents the “new Ortley Beach,” a post-Sandy paradigm of stronger building and a changing community. The building itself is raised, and is built in such a way that even street noise from below cannot easily penetrate its walls and windows. The buyers, so far, are also reflective of the community’s slow-but-steady transformation into a more year-round neighborhoods.<\/p>\n

“We\u2019re getting a lot of people coming here to live year-round,” said Delia. “It\u2019s really great. It\u2019s exciting, and real estate is going up.”<\/p>\n

In addition to the covered parking below the building, each unit is assigned a “huge” storage space. Inside, there are walk-in closets and ample storage capacity. Modern security features includes a code-based entry, as well as centralized smoke detectors and sprinklers.<\/p>\n

Even the floors are tailor-made for the Shore environment, featuring a special engineered wood that can withstand humidity changes and errant grains of sand tracked home from the beach.<\/p>\n

“For expansion and contraction, you have to be care in the Shore areas, this cuts that down by a large amount,” said Stone. “It’s a new look, and a very nice product for wear and tear.”<\/p>\n

An grand opening event is being held at the complex Sept. 16 from 12 noon to 4 p.m., which will also feature hot dogs and Rita’s ice served to all who come.<\/p>\n
