The plot of land is split into two zones: the multifamily residential zone and the regional commercial zone. The zoning conflict is the reason behind one of several variances the developer must obtain before construction can begin. A portion of the site lies within the lot that currently houses the Seacourt Pavilion shopping center.

A hearing on the matter will take place Dec. 20. According to a filing with the township, the development would include 128 multi-family inclusionary luxury rental units within eight multifamily buildings. The complex would include a pool, pool house, tot lot, parking lots, walking paths, dog park and other site improvements, the filing by the developer’s attorney, Thomas Monahan, said.

The variances being sought for the project range from setback requirements to building height. The three-story buildings would stand 50 feet tall, according to the filing, which is taller than what is normally allowed in the residential zone.

A hearing on the application will be held Dec. 20 and 6 p.m. at the township municipal complex.

A developer has proposed a 128-unit luxury apartment complex near one of the township’s busiest intersections.
