(Credit: Google Maps)<\/p><\/div>\n<p>Ongoing discussions over plans to build a mixed-use apartment and retail complex at the busy intersection of Route 9 and Cox Cro Road in Toms River have necessitated a delay in the project being heard by the township&#8217;s planning board.<\/p>\n<p>Richard Stanzione, the attorney for the proposed Cox Cro Crossing development, said some issues are still being worked out over the development and he is communicating with the board&#8217;s attorney, Gregory P. McGuckin. Stanzione said his client would put off the hearing until March 21.<\/p>\n<p>Several residents were in the audience at Wednesday night&#8217;s planning board meeting to comment on the project. Most left after it was announced that the hearing would not be on the agenda.<\/p>\n<p>The project\u2019s plans call for\u00a0two buildings which will include 42 one, two and three bedroom apartments; 21,619 square feet of retail commercial space, a 10,000 square foot\u00a0medical office building and 32,204 square feet of general office space, along with 5,496 square feet set aside for a\u00a0convenience store and gas station.<\/p>\n<p>The project will have one access point to Cox Cro Road and two \u00a0access points along Route 9, according to plans filed with the township.<\/p>\n<p>The developer is seeking a number of variances for the project, including parcel size \u2013 20 acres are required where just 10.28 are available. Other requested variances surround setbacks and building height \u2013 there is a 35-foot height limit while 43 foot structures are proposed.
