(Credit: Google Maps)<\/p><\/div>\n<p>A developer has proposed the demolition of the former Americana Parkway Motel on Route 166, between Route 37 and James Street in Toms River, in favor of a new four-story hotel on the same site.<\/p>\n<p>Route 37 Americana LLC, the developer of the lot \u2013 located at 925 Route 166 \u2013 is proposing a four-story building to be constructed on the 179,000 square foot parcel. The building will include 79 guest rooms and construction around the site will include additional site improvements including internal circulation aisles, off-street parking, lighting, landscaping, and stormwater management facilities.<\/p>\n<p>In order for the project to move forward, the developers will have to obtain several variances and design waivers from the board, which will hear the case March 17. Variances are required for minimum interior lot coverage, signage setbacks, and the height of signage (a 28-foot sign is proposed while the township normally limits the size to 18-feet). Also requested are waivers so the developers does not have to comply with zoning rules that require 491 trees and 982 shrubs on a site of the hotel\u2019s size.
