A local developer is proposing single-family homes in what it currently terms a “dilapidated” wooded lot in Toms River’s Silverton section.<\/p>\n

Arya Properties, based in Island Heights, will appear before the township’s planning board June 21, seeking permission to construct three single-family homes on a 0.459 acre tract at the\u00a0intersection of Alabama Avenue and 13th Street, a filing with the township states. The plot currently consists of two lots \u2013\u00a0246 and 248 Alabama Avenue \u2013 but would be divided into three lots with board approval.<\/p>\n

“Both lots are overgrown with woods and are in unsightly condition,” the company said in its application to the board.<\/p>\n

Arya proposes to build two,\u00a01,605 square foot homes and one\u00a01,425 square foot home.<\/p>\n

Variance relief is required for two of the proposed homes since the township’s zoning ordinance requires homes to be built on 7,500 square foot lots in that section of town. Arya is proposing two undersized lots:\u00a0one with minimum lot area of 6,500 square feet and one with 6,000 square feet.<\/p>\n

Arya is also requesting the board exempt the project from an ordinance that requires sidewalks and curbing to be constructed with all new development.<\/p>\n

The hearing will be held at 6 p.m. June 21 at the township municipal complex.<\/p>\n
