Builder K. Hovnanian’s new community within Seaside Heights is taking shape, with pricing set for the units in the much-awaited development that is the latest product of the borough’s building boom.
The 24 townhome development is located at the Boulevard and Dupont Avenue, the result of a three-property deal that included the space formerly occupied by an aging motel that has long since been demolished. Construction began after the borough’s planning board granted final approval to the project in November 2025. Hovnanian paid $4.7 million for the motel property and pledged to invest about $16.4 million into the construction 24-unit townhome community, representing one of the largest investments of its kind in borough history.
Last week, units in the development, known as “The Views at Seaside,” were offered for sale for the first time. The starting price is $799,00 for a three-bedroom, three and-a-half bath unit that spans 1,832 square feet with a garage and water view.
“This project has been three years in the making with the cooperation of our mayor and council along with our state and county officials that also made the 15 year tax abatements possible,” said Mike Loundy, the broker behind the sales effort.
Each unit will have its own deeded block and lot, with one additional lot saved for access driveways and decorative landscaping as well as three guest spaces, the project engineer said at the time of approval. The developer will create two new driveways along the Boulevard to allow entrance and egress from the property, with the driveways 24-feet wide and made of porous paving.
The development is now taking shape after months of construction. Aesthetically, Hovnanian will be adding flora to the site and rebuilding curbs and drive aisles that are reflective of the borough’s redevelopment plans as well as the county’s design of the Boulevard business district’s sidewalks. There will be concrete curb and sidewalks installed along the side streets and granite-block curbing along the Boulevard, representatives said at the time the project was approved. Altogether, Hovnanian will plant 48 trees, 130 shrubs and a buffer between the complex and its residential neighbors.
“This open concept lifestyle, including the multiple in-suite baths and private balconies, private teo car garage will surely please everyone who enters,” said Loundy. “We look forward to showcasing these amazing new town homes that are now ready to see.”
