A developer is seeking approval from the Toms River planning board to create a 24-lot subdivision and clubhouse for a new residential community in the western portion of the township.
Silverstone Equity Partners, based in Tinton Falls according to state business records, has applied to subdivide the property at 2045 Whitesville Road, just east of Route 70 and south of Cox Cro Road, to pave the way for future development. The planning board application calls for the establishment of 24 single family residential lots and one additional lot which would house a 13.4 acre club house and open space area.
Several variances are required, including permission for one lot to measure 50-feet in width where 90-feet is normally required; a lot depth of 93.91 feet where 135-feet is normally required for one lot, and a 120-foot depth for two other lots; a residential setback of 32.5 feet for the clubhouse where 50-feet is normally required; and permission to build an accessory basketball court. Another variance would allow for a “tot lot” on Whitesville Road and a 30-foot landscape buffer where a 50-foot buffer is normally required.
The application is scheduled to be heard at the board’s Jan. 21, 2026 meeting which will be held at 6 p.m. at the township municipal complex on Washington Street.
