Butler’s background consisted of a mix of both filmmaking and real estate, blending creativity and business. After the pandemic era came to an end, Butler saw the transformation of the local market to one where investment properties would grow, and took the chance on a new concept of property management where both homeowners and guests would be served with resort-style treatment in addition to the traditional maintenance, cleaning and marketing.

The company already offers a diverse array of properties in local communities which it manages.

Suite Capacity offers several tiers of offerings that include services such as 24/7 communication with guests, personalized touches such as welcome gifts and local recommendations, check-in and check-out oversight, turnover management, home maintenance, the handling of property inspections, and marketing the property on web platforms. The company also offers dynamic pricing models that ensure properties are matched with tenants, along with professional photography and search engine-optmized listings.

“We work with 10 platforms, and while Airbnb and VRBO are great, it becomes a lot for someone to manage,” said Butler. “I feel like there is sometimes a disconnect, and we can fill that role. We ask questions, and renters are vetted to make sure we avoid problems like proms in the early season, and we diversify since some folks are moving away from Airbnb and want to have the same visitors every season. We try to create a consistent book of business for each individual property and each individual property owner.”

Suite Capacity also works with property owners who prefer to list their homes for rent through local real estate agents, offering a “maintenance only” tier, covering everything from minor repairs to major replacements of HVAC systems and appliances. Another optional service includes interior design, from “simple refreshes” to exterior enhancements.

“We’re always as flexible as possible because every home and every homeowner is different,” said Butler. “So the goal, really, is to just have everything covered – maximize bookings and maximize revenue while taking care of the day-to-day things and making sure guests are satisfied and want to come back.”
