Major Upgrades Proposed for Marina Near Route 37 Bridge in Toms River

A marina near the Route 37 bridges in Toms River would receive a significant upgrade under a plan that will appear before the township’s zoning board next month.

Known as BayShore Marina, upgrades to the property at 3217 Route 37 was set to be heard Thursday night, but was adjourned by the board after an attorney representing the marina owner requested extra time. According to a notice filed with the board, the marina is seeking to build a new 12,000 square foot boat storage and service building, a separate building that will include an office, as well as bathroom facilities and a gazebo.

Marinas are conditionally allowed in the highway business zone, where BayShore is located just west of the foot of the bridge at the southeast quadrant of the intersection of Fischer Boulevard and Route 37 east. The project requires several variances, including for minimum lot frontage on Fischer Boulevard whereas 100 feet is required and 35 feet is provided, and for minimum lot width where 100 feet is required and the existing lot has 35 feet. The marina is also seeking variances for minimum front yard setback where 60 feet is required and 30 feet is provided for the office building and 30 feet for the boat storage service building. A few minor variances are required for signage and the placement of buildings within the marina site, some of which are affirmations of existing conditions.

The case will now be heard at the board’s May 12, 2026 meeting, which will be held at 6:30 p.m. at the township municipal complex.
