The owner of a property on the west side of Seaside Heights is proposing a three-home development along Bay Avenue, according to planning board filings.
The developer, Bay Blvd SE LLC, is seeking to build the three homes at 512 Bay Boulevard, located at the intersection with Sumner Avenue. According to the filings with the board, the property owner’s plan is to subdivide the 62.5-by-100 foot lot into three residential lots with the intention to build a single family home on each of the new parcels. The properties are currently developed with a single-family home and a four-unit apartment building.
The property was first considered for new development in 2023, however the project never came to fruition.
Two of the new lots that would be created as part of the project fully conform to the borough’s standard 20-by-100 foot lot size, however a variance is required for what would be the corner lot, which have 22.5 feet of frontage on Bay Boulevard and 100 feet of frontage along Sumner Avenue. As a corner lot, the parcel would have two front yards – one on Bay Boulevard and one on Sumner Avenue.
Another variance is required due to the setback of the property – 3.5-feet from Sumner Avenue where 10-feet is normally required in the zone.
The planning board will hear the application at its June 30, 2025 meeting, which begins at 6 p.m. in the meeting room above the municipal complex.
