The Seaside Heights planning board has approved the subdivision of an oversized lot into three new lots that will conform to the borough’s zoning standards.
The 60-by-100 lot at 234 Hancock Avenue will be divided into three, 20-by-100 lots – the standard size parcel for single-family homes in town. Christopher Reid, an attorney representing the property owner, told board members all of the existing structures on the property will be demolished before any new construction begins. Demolition – as well as county approval of the subdivision – must occur with 180 days of the publication of the approval in a legacy print newspaper.
The exact design of the homes that will occupy the lots in the future have not yet been proposed.
“We don’t know what we’re building yet, but whatever ends up being constructed will comply with the parking requirements for off-street parking,” a planner for the property owner said.
The property is currently developed with one home and a large concrete driveway that consumes much of the remaining front of the property. The board approved only the subdivision of the land itself – not any new construction – at last week’s meeting. If, indeed, the property owner seeks to build three homes that conform to the parameters of the zoning ordinance in town, another hearing will not be required since no zoning regulations would be violated.
