Brick Planning Board Approves Mixed-Use Development, Replacing Prior Approval

Brick Township’s planning board has approved an application by a property owner on Drum Point Road to replace a previously-approved plan to build a warehouse and apartment building with a revised proposal for two structures that will be divided between three uses. The property is located on the south side of Drum Point, just east of Circle Drive, beside the R. Kremer and Son dock company property.

The previous owner of the property at 251 Drum Point Road received board approval in 2021 to build a 5,000 square foot pole barn (contractor shop) with a gravel parking area, and a 2,500 square foot, two-story combination residential and commercial building with garage. The new owner of the property, according to board records, proposed an updated plan to construct two buildings that would be split between 3,000 square foot contractor’s shop garage and a two-story mixed-use building consisting of a 650 square foot office and two residential units with ample parking. The property spans about .65 acres.

The property is located within the township’s Village Zone, which was created to revive several main corridors in Brick with buildings that would allow small businesses, generally in the trades, to be located adjacent to residential space. The property is currently an empty lot.

Under the updated plan for the property, the contractor shop will be constructed in the rear of the property, while the front portion will serve as the site of the smaller two-story building that will house the two residential units and a small office. The updated plan’s usages conform to the township’s zoning code and only required minor variances for parking. The code calls for 19 parking spaces for the commercial structure, whereas seven are provided; the code requires five for the residential portion where two are provided. The plan also called for one minor design waiver as to the direction stormwater would flow from the property into the storm drains. A small drainage basin will be built along with the two buildings to comply with stormwater management rules.

The board approved the application at its Sept. 24, 2025 meeting.
