A developer has proposed a self-storage facility to be constructed on the site of a former bank, located across the street from one of the township’s largest churches.

The developer, known as “133 VZR LLC,” will have its application heard before the township’s zoning board next week, according to a recently-filed notice. State business records indicate the LLC is owned by Adam Schlussel, of Teaneck, whose business address is associated with Key Properties.

According to the notice, the company will seek approval to construct a three story self storage “mini-warehouse” building with an approximately 25,000 square foot footprint and 99,862 square foot total floor area, plus new stormwater systems, driveway and parking areas.

The warehouse would be constructed at 133 Van Zile Road, the site of a now-shuttered Wells Fargo bank branch. It is located across the street from St. Dominic Roman Catholic Church, about midway between state highways 88 and 70. The bank building would be demolished on the property, which measures 2.06 acres in area.

The warehouse is allowed as a conditional use in the underlying B-3 business zone, in which the property is located. The developer will seek conditional use approval as well as several variances. The variances include a side yard setback of 31 feet where the ordinance requires a minimum of 50 feet; a rear and side yard landscape buffer of 3.3 feet where the ordinance requires a minimum of 35 feet wide; and a front yard landscape buffer of 20 feet where the ordinance requires a minimum of 60 feet. Additional variances will be requested for signage.

A hearing on the project is scheduled to be held at the board’s March 4, 2026 meeting, which begins at 7 p.m. at the township municipal complex.
