Brick Township’s “Village Zone” ordinance has drawn the interest of a property owner seeking to develop a small parcel of land off Drum Point Road under the terms of the ordinance, which was designed to spur mixed-use development on several of the township’s older corridors.
The owner, Huppert Avenue LLC, is seeking to build a mixed-use office building and residence at the property which carries the postal address of 299 Huppert Drive, located along Drum Point and Huppert. According to a filing with the planning board, the developer is seeking to construct a multiuse building consisting of first floor office space and a second story residential unit. Ancillary improvements include a proposed parking lot, lighting, landscaping and porous pavement for stormwater management, the filing said.
The application seeks variance relief on a number of fronts, including permission to have a 5-foot buffer against a neighboring residential use, where 25-feet is normally required. The proposal calls for four parking spaces where five are normally required, necessitating another variance, while a third asks for permission to place a driveway less than 100-feet from the Huppert-Drum Point intersection. Minor waivers are requested for the positioning of recycling bins and the design of parking stalls.

The application will be heard at the Aug. 13, 2025 planning board meeting, which begins at 7 p.m. at the township municipal complex.
