A property owner has applied for approval to split a residential lot on Lanes Mill Road into two new lots, one containing existing structures and the other a vacant wooded parcel.
Fraidy Kaluszyner has asked the Brick Township Planning Board for approval to subdivide property at 1985 Lanes Mill Road, a 2.35-acres parcel located within the township’s Rural Residential zone. The property is located along Lanes Mill across from the triangular-shaped corner where Sally Ike Road terminates at Land Mill Road, just south of Brick Memorial High School and north of Lanes Mill Elementary School.
The application seeks variances and design waivers, including relief from requirements for curbing and sidewalks along all street frontages, with none proposed for Dunbeck Road – a residential street which runs off of Lanes Mill. It also requests a variance for the minimum accessory side yard setback on one of the proposed new lots, which measures 18.4 feet where 25 feet is required. Additionally, a design waiver is sought from mandates for shade trees and street trees, as none are proposed.
The application does not include proposals for future development – merely the subdivision of the property itself. The parcel, however, was advertised to “investors and builders” in a real estate listing. The hearing is scheduled for June 24, 2026 at 7 p.m. at the township municipal complex.
