A Brick Township marina will go before the planning board later this month to propose upgrades and new facilities on its more-than-3 acre property, including rack storage for boats.

The property at 281 Princeton Avenue, known as Pier 281 Marina, will be the subject of a hearing before the board Aug. 13. The applicant on the property’s behalf, Dolan Contractors Inc., is proposing to pave a portion of the existing gravel lot at the site, construct a new garage building and boat rack, and construct related improvements such as new striping for the parking lot, an above-ground fuel tank, landscaping, and a new lighting design.

Pier 281, in recent years, has grown into one of Brick’s most well-known marinas. The highly-visible “Jersey Shore Pirates” attraction, with its unmistakable “pirate ship” on the Metedeconk River, is based there, and a portion of the marina has previously housed a premium seafood restaurant as well as boat and engine sales.

According to planning documents, the existing garage building on the property will be demolished under the plan.

The application must be heard by the planning board due to several variances the project requires – a relatively common issue for marinas since their properties are spread between various historical zones and often found in oddly-shaped locations along the shoreline. For the Pier 281 property, the applicant is requesting 30-foot high boat storage racks, where the township’s ordinance only allows for 24-foot racks. There are also variances required for side setbacks (4-feet requested where 10-feet are normally required) and a 26-foot tall garage where 24-foot tall garages are normally required.

There are a number of minor variances requested, mainly for existing setbacks and additional regulations where there is more than one building on a property. The applicant has also requested 9-foot and 9.5-foot parking stalls where 10-foot stalls are required.

The case will be heard Wednesday, Aug. 13, 2025 at 7 p.m at the township municipal complex.
